Everything in your home should have a “home”
It’s a beautiful sunny day, life is good. The market has picked up in the last few weeks and buyers are out looking. As I sat at my first open house for my new listing, I showed the first customer around the home and was truly inspired and amazed how my client (and dear friend) had the ability to have every inch of her home organized.
I will tell you that she is a designer and every corner of the home is decorated with an orchid, coffee table books, figures, sweet smelling Seda France candles, lamps, boxes, you name it! We opened the pantry and she had taken clear containers and stacked them with nuts, cereal, breakfast bars, cookies, etc. We moved on to the refrigerator and freezer. Soda and juice were lined up perfectly. We went upstairs to her master suite and her closet is mind-blowing! She has every shoe in a clear shoe box with Polaroid photos of the shoe on the outside of the box, all of her shirts and sweaters were folded like a store and categorized accordingly.
She takes incredible care of everything in her home. We can all use a little O.C.D. Everything in her home has a “home”. Spring is here. Take a look at your home, maybe have a friend come over to give you constructive critisicm. This is all FREE people. Purge what you don’t need and use, clean and organize what you have and your home can feel new again.
Maybe you should all organize a Spring Tamerlane garage sale and Joey and I can come work it!! Set some time aside and get going. Clean, organize, remove clutter and I promise it will be what the doctor ordered!
Why list with the agent that has the most listings in the complex?
Well, this is an interesting question. I had one person recently ask me if it was a problem taking on more than one listing in Tamerlane.
My feeling is the opposite. I know more about the complex than most agents since I was a resident for numerous years and know the benefits of the neighborhood, floor plans, etc…. The more listings I get, the more traffic I will be bringing to the homes.
All of these homes have different features, finishes, floor plans and/or prices. My job is to get people in the door, point out all of the positive features, go outside of the “MLS” box by doing an aggressive marketing campaign. The buyer will decide which home suits them the best. Decisions are made with so many different factors in mind.
This is a crazy market we are in. Activity has finally picked up but buyers are extremely educated with the market and what’s available. They are still looking for “the deal” but “the deal” also needs to be a home they love.

Tamerlane townhomes are fee-simple homes with a homeowners association. One of the big advantages of this complex is that while it is professionally managed the assessments remain low in comparison to some of the neighborhood competitors. The grounds are always clean and taken care of.
When you buy in a building or a high-rise you have to either ride an elevator or walk from the main building up to your home. We love that you can pull right into your home to unload groceries, children, whatever. Joey always says that stairs are great for a relationship! It’s great to be able to run upstairs to the bedroom or downstairs to the first floor family room to read or relax without hearing noise from the Monday night football game your partner may be watching downstairs. Also, having your own garage helps with the storage dilemma everyone has while living in the city. You can hang your bicycles, put shelves in for your “Costco” items and hang hooks for toys, tools, shovels, etc…

The Real Estate Market in Tamerlane
We feel we know the complex better than most agents based on our past success with selling and listing. I lived in this complex for several years so I know it well. Tamerlane has historically been a complex that sells quickly. If you look at the market time from years past, it was unusual to have a listing for longer than a week. The market has forced sellers to look at their homes and decide their motivation to sell. With market times increasing not only do the homes need to show well with nice finishes but they also need to be priced well.
